Single Family Detached
1004 - Uniform Residential Appraisal Report - Interior/Exterior
The Form 1004 is the most commonly used appraisal form. It is designed for single-family homes, including those with auxiliary apartments or "in-law, mother/daughter" units. There will be a thorough interior and exterior inspection. The inspections take about half an hour to one hour, depending on the size of the house. It includes the New 1004MC – Market Condition Form.
1004 – FHA Uniform Residential Appraisal Report - Interior/Exterior
The Form 1004 is the most commonly used appraisal form. It is designed for single-family homes, including those with auxiliary apartments or "in-law, mother/daughter" units. There will be a thorough interior and exterior inspection. The inspections take about half an hour to one hour, depending on the size of the house. It includes the New 1004MC – Market Condition Form.
2055 – Drive By Appraisal with Value – Single Family Home
It has been widely accepted for use where the more lengthy FNMA 1004 Report is not necessary. It is an exterior inspection or “drive-by” inspection only. It includes the New 1004MC form since a value is provided in the report.
1004C - Interior/Exterior for a Manufactured Home
This is an extensive form with a lot of detail. Not sure if it is manufactured? Ask the owner if it came on wheels in 1 or 2 sections and if it is now permanently on a foundation. The wheels must have been removed. These homes have 2 metal HUD plates on opposite side of the home. If it does not have a HUD plate it is either too old to finance or it is a modular home. Modular homes are built in the factory then taken to the building site in section and assembles at the site in several sections. They are appraised like stick built homes.
Single Family Attached - Condominiums
1073 - Individual Condominium Unit Appraisal Report - Interior/Exterior
The Form 1073, "Individual Condominium Unit Appraisal Report" is designed for Condominiums. The appraiser's description of the physical characteristics of the property and comparables will be obtained from reliable data sources. There will be a thorough interior and exterior inspection. The inspections take about half an hour to one hour, depending on the size of the project and of the unit. It includes the New 1004MC – Market Condition Form.
1075 – Drive By Condominium Appraisal with Value – Condo
It has been widely accepted for use where the more lengthy FNMA 1004 Report is not necessary. It is an exterior inspection or “drive-by” inspection only. It includes the New 1004MC form since a value is provided in the report.
2 to 4 Family - Investments
1025 2-4 Family Small Residential Income Property Appraisal Report
The Form 1025, "Small Residential Income Property Appraisal Report" is designed for two to four family income properties. It is extensively used by lenders and other investors for purchases and refinancing purposes. There will be a thorough interior and exterior inspection. The inspections take about half an hour to one hour, depending on the size of the dwelling. It includes the New 1004MC – Market Condition Form.
Limited Report – Single Family or Condo – No Value
2075 – Limited Drive By with NO VALUE – Single Family or Condo
This is a limited driveby that basically shows yes the house is still standing, provides pertinent information such as legal description, if it’s in a flood zone, lots size etc. No value and therefore no market condition form is included.
